Buchanan Capital Partners is a performance-based commercial real estate investment firm based in Austin, Texas formed in 2019.
BCP was founded by Keith Buchanan as his follow-on investment firm after having successfully operated Barton Creek Capital (BCC) as a co-founding principal since 2005. As of 2013, all investment offerings were transitioned to a performance-based structure where we forgo all fees and only receive compensation after achieving a successful outcome for our investors first.
Buchanan has made equity investments across multiple asset classes, both ground up development and value-add, including multifamily, industrial, office, 55+ active adult, townhomes, retail, hospitality, condo conversions, land assemblage, subdivision, and entitlement.
Pure Performance Model
Our priority is to make strong, sound investments for our investors and only receive compensation upon successful outcomes. BCP’s entire team is compensated and aligned in this philosophy. BCP structures high IRR preferred returns where investor returns are clearly defined, and the investor is paid out in full first before BCP.
Zero Fees
To make an investment, we must be convinced there is enough reward and sufficient mitigating risk factors that we can not only meet our investors return benchmark, but it justifies our time (2-4 years), energy, and effort for us to be compensated thereafter.

BCP’s offerings are available to accredited investors. Accreditation status will be verified upon commitment to an offering. An accredited investor is a term used by the U.S. Securities and Exchange Commission (SEC) under Rule 501 of Regulation D. In order to qualify as accredited, an investor must accomplish at least one of the following:
Earn an individual income of more than $200,000 per year, or a joint spousal income of more than $300,000 per year, in each of the last two years and expect to reasonably maintain the same level of income;
Have a net worth exceeding $1 million, either individually or jointly with his or her spouse (excluding the primary residence);
Be a bank, insurance company, registered investment company, business development company, or small business investment company;
Be a general partner, executive officer, director or a related combination thereof for the issuer of a security being offered;
Be a business in which all the equity owners are accredited investors. Be an employee benefit plan, a trust, charitable organization, partnership, or company with total assets in excess of $5 million.

BCP’s investments are available to accredited investors and qualified purchasers who register for an account on BCP’s website. Click the “Learn More” button in the upper right-hand corner of any page and follow the prompts to contact us. From there, a BCP team member will be in touch to share more about our investments.
Yes. Investors are able to invest through an LLC or trust. Investors are also able to invest through their traditional self-directed IRAs via BCP Interests, LLC, a unique BCP offering that mitigates significant UBIT estate-level taxes.
Investors can access updated account information 24/7 by logging in to the BCP Investor Portal. Investors also receive detailed updates via email at least once per quarter.
